Sell Your Timeshare Yourself

All state laws permit the actual owner – YOU – to resell your timeshare without a real estate license.

 

So, if you can’t find a reputable real estate professional or attorney who handles timeshare resales in your resort area, you can sell your timeshare yourself. Below are several steps that may be helpful:


Check with your resort’s Development Company (if they are still actively selling), homeowners association, or resort Management Company to see if any of them offers a resale program.

 

Check with other owners at your resort. Those who own the week before or after you, or in your same season, may wish to purchase more time. Some resorts may even have a bulletin board or newsletter where owners can post their offers to buy or sell interests.

 

Research newspapers, bulletin boards, timeshare publications, and web sites that advertise timeshares for options on advertising.

 

If you place an ad, either in a newspaper or elsewhere, follow the necessary guidelines. Much like a traditional real estate sales listing, try to highlight the amenities and benefits of your particular timeshare in the ad. And be certain that your suggested selling price reflects an accurate, fair market value based on the factors described in the section above (hyperlink) or based on the advice of a licensed real estate professional or attorney.

 

Suggested components of an ad include:
o Resort location


o Interval of use (week, floating week, etc.)


o Exchange program (if applicable) or flexibility of exchanging


o Size of unit


o Extra qualities (view, balcony, proximity to pool, etc)


o Resort amenities


o Sales price
